Household rental investors and the housing production. The case of the Lyon region (2008-2020)

Résumé

Recent research has highlighted the critical role of households in the wealth accumulation process and urban production dynamics. The French situation is of particular interest in this respect: French households account for more than 75% of developers' housing purchases and own about 95% of the private rental stock. This presentation highlights the leading role of rental investor households in the local dynamics of housing development. It draws on the analysis of a private database on property development in the Lyon region over the 2008-2020 period. The presentation underscores two main elements. Firstly, development cycles appear to be driven by investor households. Secondly, purchases by investor households significantly concentrate in the most central urban areas. Combining these two results highlights how property development cycles are more marked in central urban areas.
